THE DETAILS THAT CHANGE A DECISION

What a listing
won't tell you.

A home is more than an address and a price. Here's what I look at with you before you make the trip.

01 / THE NUMBERS

The real monthly cost

I look beyond the list price. HOA dues, insurance, possible flood coverage, utilities, and the loan terms all belong in the same conversation. A lender can help verify payment estimates for your situation.

02 / THE AREA

Where growth is headed

My 16 years in local elected office taught me to read public planning signals. I can show you planned schools, roads, and construction to consider, without promising what will happen or what a home will be worth.

03 / THE ADDRESS

Your school zone

Florida counties run their own school districts. An address can determine a default school assignment. I share factual attendance-zone and planned-school information, plus transportation and after-school options, so you can make your own call.

04 / THE LOAN

Your VA loan, again

Sold and paid off the last VA-financed home? Your entitlement may be restored. Kept it? Remaining entitlement may still be available. A lender will confirm what applies to you and whether you qualify.

My main focus is Walton, Okaloosa, and Escambia Counties. I also work in Bay and Santa Rosa, including moves near Duke Field, NAS Whiting Field, and Tyndall AFB.

A LITTLE ABOUT ME

I've made this place
my home.

I'm John Magee. I served 11 years in the U.S. Army and have lived on the Panhandle for 43 years. I spent 16 years in local elected office on the Walton County Mosquito Control District board, where voters returned me to the role repeatedly. I also built and sold a business here.

I know the schools and utilities across county lines, and I've built relationships with builders and vendors. I take time to understand your plans, inspect homes myself, and focus on a long-term relationship rather than a quick commission.

A DIFFERENT NEXT CHAPTER

One veteran I worked with had recently retired and wanted to keep a condominium as an investment property. We looked for a home closer to the grandchildren, with room for a big pool and yard. The VA loan was part of that next purchase, with the details confirmed for their situation.

I've worked with people from 25 to 65, including active duty families and retired veterans. Some need school access, transportation, and after-school activities. Others put work, shopping, entertainment, golf, tennis, fishing, or dancing first. I listen before I narrow the options.

BEFORE WE TALK

Questions I
hear most.

There's no perfect moment to have a first conversation. I can help you make sense of what's possible now.

Walk me through my options

Works from anywhere, including overseas.

We're just exploring right now.

That's a useful time to talk, before you've committed to anything. I can help you compare neighborhoods, gated and public subdivisions, costs, and timing while you figure out what fits.

I already used my VA loan.

You may be able to use it again. If you sold the home and paid off the loan, you can request restoration of your entitlement. If you kept the home, remaining entitlement could apply. VA loans are for a home you plan to live in. I'm a real estate agent, not a lender. A lender will verify your eligibility, entitlement, and financing.

We're still overseas.

We can start from where you are. I inspect homes myself, walk you through them on video, and help you weigh the neighborhood, commute, and practical details before you travel.

What would our payment really be?

I start with the full picture: a lender's payment estimate together with HOA dues, insurance, possible flood coverage, and utilities. Rates, costs, and approval depend on your circumstances and lender verification.
